What is HEM?

From October 2026, the Home Energy Model replaces SAP/RdSAP as the methodology for generating EPCs. Instead of a single A-G rating, your home will receive four separate metrics. Hover over each to learn more:

Fabric PerformanceHow well your home retains heat — insulation in walls, roof, floor and windows. This is the primary metric landlords must meet under proposed MEES rules. Heating SystemRates your heating's efficiency and carbon impact. Gas and oil boilers are capped at Band D under HEM — only low-carbon systems like heat pumps can reach the top bands. Smart ReadinessMeasures renewable energy generation (solar PV), energy storage, and smart controls. Solar PV and a smart meter are typically needed for Band C. Energy Cost (£/yr)Estimated annual energy bills shown in pounds, not bands. Based on Ofgem price cap rates to give you a clear picture of running costs.
